Context
Kent3 documents the interior layouts for the 8 units in Kent2's floor-2 plan. Each unit type is sized for a specific Zhongshan-area tenant profile, with bathroom, kitchenette, sleeping, and living zones organized around the front door (always on the central spine) and the window walls (single- or double-aspect).
Common organizing rules: (1) bath sits immediately to the left of the door so its wet wall lines up on the central spine for vertical drainage stacking; (2) sleeping zone is pushed to the window wall for daylight + cross-ventilation; (3) kitchen bridges the bath wet wall and the living zone so plumbing stays on one wall and cooking doesn't cross social space.

Tenant-mix logic
- Migrant worker (Type A · 36 m²) — single occupant, home only at night, prioritises low rent over space or daylight. Single window through the 2 m gap is acceptable; a 6 × 6 m square is generous for one person. Monthly lease at ¥1,600 / month.
- Tourist couple (Type B · 39 m²) — short stays, want a "feels like a hotel room" layout with the bed by the window and a sitting area for morning coffee. Pays a premium for the corner double-aspect daylight. Airbnb at ¥220 / night.
- Double worker (Type C · 45 m²) — professional couple, both working, want a separate bedroom that closes off from the living/dining/workdesk so one can sleep while the other works late. Monthly lease at ¥2,000 / month.
- Small family (Type D · 49 m²) — 2 adults + 1 child, need a real bedroom for parents and a private alcove for the kid (bunk + desk for homework). L-shape kitchen handles real cooking, not just instant noodles. Monthly lease at ¥2,200 / month, or Airbnb premium for family weekend trips.

Roll-up to 8 units: 2A (¥36k) + 1B (¥32k) + 1B-mirror N4 (¥32k) + 2C (¥72k) + 2D (¥88k) = ¥260,000. Slightly above the ¥224k FF&E line in the Kent2 fit-out budget — the difference (¥36k) reflects the family-unit appliance upgrades (oven, washer, child storage). Worth the bump if the family unit can sustain its rent premium.
Open questions
- Type D family unit: child alcove is 1.8 × 1.6 m. A child up to ~10 years old fits comfortably; a teenager would feel cramped. Acceptable for a family with a young child or as a "guest room" for couples without kids.
- Type A studio bath uses a wet-room (no shower screen) to save space. Cheaper to build, but slower to dry — flag for migrant-worker tenants who shower in the morning before factory shift.
- Type C 1-BR has a tub. Tub vs. shower-only is a real CN-vs-Western preference — confirm tenant survey before committing tile rough-in.
- All units assume 2.7 m floor-to-ceiling. Existing building shell verified? L2 ceiling height affects whether bunk beds (Type D child) and kitchen hood clearance work without modification.
